What is a home watch service?

We visit your home on a scheduled basis — weekly, biweekly, or monthly — to check for issues like water leaks, mold, pest intrusion, storm damage, HVAC problems, and security concerns. You receive a detailed written report after every visit so you always know the condition of your property.

Is home watch the same as a house sitter?

Accepted Answer

No. A house sitter lives in your home while you're away. A home watch professional makes scheduled visits to inspect the property, documents findings, and alerts you to any issues. We are licensed, bonded, and insured professionals — not someone simply occupying your space.

Question 3

Do I need home watch if I have a neighbor checking in?

Accepted Answer

A friendly neighbor can be helpful, but they typically aren't trained to spot early signs of water intrusion, mold, HVAC failure, or pest activity. We provide a professional eye, detailed written reports, and the accountability of a licensed, bonded service. Many of our clients use both — a neighbor for casual oversight and us for professional documentation.

Are you licensed and insured?

Yes. Peace of Mind Coastal is fully licensed in the state of Florida, bonded, and insured. Our owner holds the Certified Home Watch Professional (CHWP) designation from the National Home Watch Association (NHWA) and is CPR certified. You can request proof of credentials at any time.

What does a home watch inspection include?

Each inspection covers the interior and exterior of your home. We check for water leaks, moisture and mold signs, HVAC operation, pest activity, security (doors, windows, locks), appliance status, pool and lanai condition, landscaping concerns, and any visible storm or weather damage. Every visit is documented with a written report and photos.

How will I receive my inspection report?

Reports are delivered digitally after each visit. You'll receive a detailed written summary with photos documenting the condition of your property. If we find anything that needs immediate attention, we'll contact you directly by phone or email right away — we don't wait for the report.

What happens if you find a problem?

We contact you immediately with details and photos of the issue. For minor concerns we document and monitor. For urgent issues — like an active water leak or signs of break-in — we notify you right away and can coordinate with your preferred vendors or emergency services on your behalf. We never leave a serious problem unaddressed.

Can you let in vendors or contractors while I'm away?

Yes. Vendor access coordination is available as part of our concierge services. We can meet repair technicians, contractors, or delivery personnel at your property, supervise the work, and report back to you — so you don't have to give out keys to people you don't know.

Question 9

What does a hurricane storm check include?

Accepted Answer

Our hurricane storm check covers pre-storm preparation and post-storm assessment. Before a storm we secure loose outdoor items, verify shutters or storm panels are in place, check that drains are clear, and document the property's condition. After the storm passes we inspect for damage, water intrusion, downed trees, and any urgent issues that need immediate attention.

How quickly can you respond after a hurricane?

We prioritize storm checks as soon as it is safe to travel after a storm passes. We serve the Hudson and Pasco County area and aim to complete post-storm inspections within 24–48 hours of all-clear conditions. You'll hear from us as soon as we've assessed your property.

Do I need to be on a regular plan to get a storm check?

Accepted Answer

No. Hurricane storm checks are available as a standalone service. However, clients on a regular inspection plan receive priority scheduling for storm checks during active weather events.

What areas do you serve?

How do I get started?

Getting started is simple. Contact us for a free consultation — we'll discuss your property, your schedule, and which plan fits your needs. Once you're ready, you can sign up and pay securely online. We'll schedule an initial walkthrough of your property before your first inspection.

Is there a contract or long-term commitment?

Our monthly plans are billed on a recurring monthly basis with no long-term contract required. You can cancel anytime. We believe our service speaks for itself — we want you to stay because you're happy, not because you're locked in.
